Working in the capital
Carson City is one of the easier places around here to sort out permits, because the city and the county are the same government. One building department, not two.
The housing is all over the map, though. On the west side, off Curry and Mountain, we're working around homes from the 1870s on, with old sidewalks and big cottonwoods whose roots have pushed panels up into trip hazards. East of Carson Street it's mostly original driveways and stoops from the '50s and '60s. Out in Kings Canyon, Lakeview and Timberline it's patios, RV pads and shop floors on newer lots.
Rocky on the west side, silty by the river
The west side sits on the fans that wash down off the Carson Range. Sand, gravel, decomposed granite and some serious cobble. That's great ground for a slab because it drains and compacts well. It's also slow to dig, and every so often there's a boulder sitting right where the driveway goes. We'll warn you about that at the estimate, not halfway through the job.
Head east toward the river and Brunswick Canyon and the soil turns to fine silt. That needs real base brought in, and near the river the groundwater can sit high in spring. Any garage or shop floor out there gets a vapor barrier underneath.
Carson runs a bit colder than Reno at night and the west side gets more snow. Every mix we pour is air-entrained, and we'll ask you to skip the ice melt on new concrete for its first winter.

Who handles permits in Carson City?
One department, since Carson is a consolidated city and county. Work on your own lot usually doesn't need a building permit. Approaches, sidewalks and curb cuts do. In the historic district, anything you can see from the street can get an extra look, so we check before we schedule.
Tree roots lifted the sidewalk in front of my house. Can you fix it?
Yes, but we look at the tree first. Cutting a big root off an old cottonwood just to make a panel sit flat can seriously hurt the tree. Sometimes the right fix is a ramped panel or a walk that curves around the root. If it needs an arborist, we'll say so.
Can you pour in the winter in Carson?
Into early December most years, and again starting around March, using warm water, an accelerator and insulated blankets. In the dead of winter we'll usually tell you to wait. Frozen ground can't be compacted, and fresh concrete can't be allowed to freeze in its first few days.
