Collapsible Soils, Alkali, and the Canal

The technical headline in Fernley is hydrocompactive, or collapsible, soil. In this part of the Great Basin there are wind- and water-deposited silty soils that were laid down dry and have stayed dry, held together in a loose, open structure by weak clay bonds and capillary tension. They will carry a load in that dry state and appear entirely adequate. Then they get thoroughly wetted for the first time — by irrigation, a broken line, a redirected downspout, a wet winter — the bonds soften, the open structure collapses, and the ground loses volume abruptly. Not gradual settlement over decades. Sudden loss of support under whatever is on top of it. Which is why we handle base preparation differently on suspect ground. The right approach is to identify it, then to pre-wet and moisture-condition the subgrade so the collapse happens before the concrete goes on rather than after, compacting it in that conditioned state; and where the soil profile warrants it, to over-excavate and replace with engineered fill. That is more work than scraping and rolling a dry surface, and it is the difference between a driveway that stays where you put it and one that develops a step across it in year six. The second factor is chemistry, the same as the north valleys: this is alkali country, and sulfate content in soil and groundwater is common enough that it belongs in the conversation.
