Sun Valley is unincorporated Washoe County, it grew up mostly between the 1960s and the 1980s, and it has a character the newer subdivisions around it do not: bigger lots, manufactured and modular homes alongside stick-built ones, shops and outbuildings everywhere, and very little in the way of architectural committees. People here work on their own property. That is genuinely good to work in, and it also shapes the concrete we find.
A significant share of our Sun Valley work is dealing with slabs poured on a budget — sometimes decades ago, sometimes by the homeowner. Four inches of concrete straight onto native ground with no base, no reinforcement, no joints and no air entrainment does what you would expect over thirty years at this elevation. The rest of the work is what the lot sizes invite: RV and boat pads, shop and garage floors, outbuilding slabs, wide driveways and turnarounds, and pads for equipment, generators and hot tubs. We give you a written price, we tell you what the job actually needs, and if the honest answer is that your driveway has another five good years in it, that is what you will hear.
Sun Valley sits in a north-trending basin between hills, and the ground is mostly alluvium washed off those slopes — sandy and gravelly with decomposed granite in it, generally decent bearing material and generally cooperative. There are clay lenses in the lower and flatter parts of the valley, and the lower you are the more likely you are to find fine-grained material that needs base import. The real variable here, though, is not the native soil. It is fill.
Because so much grading and building here happened over decades without much documentation, a lot of Sun Valley lots carry fill nobody can account for. Pads pushed up to level a manufactured home, trenches backfilled by hand, old driveways buried instead of removed, and in a few cases genuine debris fill. Fill that was never compacted in lifts keeps consolidating, and a slab poured over it settles unevenly. That is the main reason we dig test holes before quoting anything larger than a small pad here, and the main reason a Sun Valley estimate sometimes carries a range on the dirt work rather than a single number. We would rather show you the hole than guess.
Steeper lots on the east and west edges bring their own set of issues. Water coming off a slope has to be managed before you put concrete in its path, and a driveway on a grade needs its cross-slope and its transitions worked out so vehicles do not scrape and water does not run to the garage door. Thickened edges and keyed footings matter more on sloping ground, and a retaining element is sometimes part of the concrete job whether anyone wanted it to be.
Then there is the fact that a good deal of the existing concrete here went in without air entrainment. At about 4,600 feet under clear skies, Sun Valley runs through freeze-thaw cycles on most winter nights — the surface freezes after sundown and thaws in the sun the next day, over and over. Concrete without an entrained air system gives that expanding water nowhere to go, and the result is scaling: the top layer flaking away in sheets. Once scaling is well established it is not repairable in any lasting way. Resurfacing can buy time and look decent, and we will do it and tell you honestly how long it is likely to last, but a scaled slab is on a clock.

Partly, and cheaply. We break or core a small area at an edge and look: thickness, whether there is any reinforcement, whether there is a base under it or just dirt, and whether that dirt looks like native ground or fill. That takes very little time and it changes the recommendation a lot. A four-inch slab on six inches of compacted base is worth repairing; three and a half inches on uncompacted fill with no steel usually is not, and knowing which one you have before you spend money is the entire point of looking.
Sun Valley is unincorporated Washoe County, so the county is your building department rather than the City of Reno or Sparks. On-lot flatwork — a patio, an RV pad, a shop floor slab — generally does not require a building permit. Structural work does: footings for an outbuilding, a garage, or anything with a roof on it. Right-of-way work at the street is permitted through the county as well. And if the slab is going under or beside a manufactured home there are additional requirements about how it ties in, so we check that before scheduling.
Most RV and boat pads land between $3,000 and $7,500. Size is the obvious driver, but the two that move the number more than people expect are thickness and access. A pad that will carry a loaded fifth-wheel or a Class A motorhome wants five to six inches with a rebar mat rather than the four inches that is fine under a car, and if a mixer truck cannot reach the pour location we are pumping or wheeling it, which adds cost. Tying cleanly into the existing driveway and getting the approach grade right so you are not dragging the tail on the way in are part of the job too.
