Cold Springs sits at the north end of the valley off US 395, past Stead, and it is its own weather station. It is higher than Reno, colder overnight, windier, and it drains into a playa that is dry most years and very much not dry in wet ones. The housing is mostly 1990s and newer, with a stretch of older parcels and larger lots mixed in, and the concrete problems here are specific enough that a contractor who only works the south Meadows will get them wrong.
What we pour out here is heavily weighted toward driveways, RV and equipment pads, shop and outbuilding floors, and repair of slabs that were poured with the wrong mix for the ground. The lots are generous, the vehicles are big, and a lot of people out here need parking for a trailer, a boat or a fifth-wheel more than they need a decorative patio — though we pour plenty of those too. The important thing about the ground in Cold Springs is chemical, not just mechanical. This is a closed basin with a playa at the bottom of it, and closed basins concentrate salts — water flows in, evaporates, and leaves behind what it was carrying. The result is alkali soil, and in places soil with meaningful sulfate content. Sulfate in contact with ordinary portland cement attacks the hardened paste over years, expanding it internally and progressively weakening the concrete from the bottom up. It is slow, it is invisible until it is not, and it is the reason a slab out here can deteriorate on a schedule that makes no sense for its age.
The answer is mix design, and it costs very little extra when it is specified from the start. In sulfate-exposed ground we use a sulfate-resisting cement — Type II or Type V depending on how aggressive the exposure looks — along with a lower water-to-cement ratio, which is the other half of sulfate resistance and the half people forget. A dense, low-permeability slab keeps sulfate solution out; a wet, over-watered mix invites it in. We also keep the base free-draining so the concrete is not sitting in salty moisture, and we do not skip the vapor barrier under interior slabs.
The playa is the second local factor and it is a drainage question. In wet years water collects at the low end of the valley and the water table comes up with it, and any property in the lower reaches needs its grade and its drainage looked at before concrete is placed. A slab that sits in standing water for weeks each spring is being attacked from underneath in every way concrete can be attacked — saturation, freeze-thaw, and sulfate transport all at once. Sorting out where water goes is not an upsell here, it is the difference between a twenty-five-year slab and a ten-year one.
Then the wind, which in Cold Springs is a genuine constraint on scheduling rather than an inconvenience. Sustained afternoon wind across open ground at low humidity strips surface water off fresh concrete extremely fast. We pour early, we run wind screens, we use evaporation retarder, and on the worst days we do not pour at all — because a slab finished in a thirty-mile-an-hour wind will craze and plastic-crack no matter how good the crew is. It is concrete made with a cement that resists chemical attack from sulfate in the soil and groundwater — Type II for moderate exposure, Type V for severe — poured at a low water-to-cement ratio so the concrete itself is dense enough to keep that solution out. Whether you need it depends on your specific parcel, because sulfate concentration varies a lot even within the north valleys. We look at the soil, at the drainage, and at how nearby slabs of similar age have held up. Where the exposure looks real we spec it, and the added cost is small compared with replacing a slab in twelve years.
Not until the water is dealt with, and we will say so even though it means a smaller job for us today. Standing water against and under a slab drives saturation, freeze-thaw damage and sulfate transport simultaneously, and it will shorten the life of good concrete dramatically. Sometimes the fix is simple grading and extending discharge points. Sometimes it needs a drain, a swale or a dry well. We will tell you what we see and what order to do things in, and pouring is usually not first.
Enough that we build it into the schedule. From spring through early summer the afternoon wind is reliable, so we start pours early in the day and aim to be finishing before it comes up. On days when it is forecast to blow hard from the morning on, we reschedule rather than fight it, because you cannot finish a quality surface in a sustained wind at ten percent humidity. Across a season that is a handful of pushed days, and we would rather move your pour twice than hand you a crazed slab on the original date.
